Curative work for title opinions and drilling title requirements

We work the curative items your title attorney identified, and we do it in coordination with that attorney.

Missing probates

When an owner has died and no estate was opened or the probate is not of record where it needs to be, title stalls. We identify what is needed, locate existing records, and coordinate any required filings through the client's counsel.

Affidavits of heirship

Where an affidavit of heirship is an acceptable curative item, we gather the facts, identify knowledgeable affiants, and prepare the instrument for attorney review and recording.

Releases of lien

Old mortgages, deeds of trust, and other liens that show of record but may have been paid. We trace the lienholder or successor, request releases, and document the result.

Corrective instruments

Correction deeds, ratifications, and similar instruments to fix scrivener's errors, missing signatures, or defective acknowledgments. Drafted or reviewed in coordination with the client's title attorney.

Unleased interests and ownership issues

Locating and documenting unleased owners, resolving conflicting or unclear ownership, and supporting leasing or other resolution when it is the path the client chooses.

Gap and legal description issues

Gaps in the chain, overlapping or ambiguous descriptions, and acreage questions raised in title review. We research the record and prepare the support needed to address the issue.

Curative tracking and attorney coordination

Every curative item logged, assigned, and followed to resolution, with a single point of contact between the operator, land team, and title attorney.

Status reporting

Regular written status on what is open, in progress, recorded, or waiting on a third party, so land managers can plan around real dates.
